He who dares, wins, says Northampton estate agent

For political correctness, I guess one should say he or she who dares etc! However, the point is the same regardless of gender, and is based on the simple truism that is effectively the definition of insanity, namely “to keep doing exactly the same things over and over again and expecting to get a different result”!

And so it is in the property market. One never ceases to be amazed at the unimaginative and repetitive marketing deployed by some agents in presenting houses across all media, while at the same time trying to convince vendors that they (the agent) will deliver a different result.

The above definition applies!

Can it really be that in this era of high technology, global internet presence and 24/7 communications, vendors are still taken in by shallow promises of achieving sales within days, at the optimum price, using ‘me too’ marketing with hastily-compiled property details and monotonous ads?

Apparently so.

We have expressed concern in the past about the way in which your most valued asset is sometimes brought to market, often seeing greater acumen and professionalism from the guys in the market square when presenting fruit and veg!

As we start to see encouraging signs in the housing market, we believe that the time is right for a better way of doing things.

In short, vendors who dare (to be different) will win, and the way in which they can achieve greatness is by rejecting the predictable, and embracing the innovative.

Which brings me to the fundamental ‘4P’ differences that are key to sales success

Professionalism – in every aspect of the process; from first contact, through accurate appraisal, onto creative marketing, quality collateral, and the ability to negotiate the optimum deal for the vendor.

People Focus – while property is the product, it is people that are most important, and being able to relate to and trust your agent is paramount.

Presence – to demonstrate conclusively that your home will be seen by the widest possible audience, including maximum exposure to the London market, and in a way that will attract attention and stimulate desire.

Proactivity – in terms of constantly reviewing your marketing, ensuring it does not become stale as a result of complacency.
